Section 111 of TPA, 1882 exhaustively enumerates the modes by which a lease is determined. A lease is determined by: (a) efflux (expiry) of the time limited thereby; (b) happening of a specified event on the occurrence of which the lease is to determine; (c) termination of the lessor's interest in the property (e.g., where the lessor himself held only a leasehold which expires); (d) express surrender where the lessee yields up his interest to the lessor by mutual agreement; (e) implied surrender arising from acceptance of a new lease or resumption of possession; (f) forfeiture where the lessee commits breach of an express condition, denies the lessor's title, or becomes insolvent (if the lease so provides); and (g) expiration of a notice to quit duly given under Section 106. Death of a lessor or lessee ordinarily does not determine a lease the leasehold interest survives to the legal representatives of the deceased party.
