The doctrine of PART PERFORMANCE of a contract to transfer immovable property is embodied in which section of the Transfer of Property Act, 1882?

Section 53A of the Transfer of Property Act gives effect to the doctrine of part performance: where a person contracts in writing to transfer immovable property for consideration and, in part performance and in furtherance of the contract, takes possession or does some act in furtherance, the transferor cannot enforce against him any right inconsistent with the contract. The transferee must be willing to perform his part and the contract must be one capable of specific performance. It operates as a shield, protecting the transferee in possession, and not as a sword for claiming title.
