Under Section 54 of the Transfer of Property Act, a sale of tangible immovable property of the value of one hundred rupees and upwards can be made only by a registered instrument; for property of value less than one hundred rupees, transfer may be effected either by registration or by delivery of possession. Delivery of the property so transferred and the execution of the instrument together complete the sale. Registration is therefore mandatory for the more valuable transfers, and an unregistered deed cannot transfer title. This is a core, heavily examined rule.
